Buckingham Township's Zoning Hearing Board will consider three variance requests Monday, Sept. 21, including one for a proposed car wash near the Routes 202 and 313 intersection.

The agenda lists applications for a car wash at 3611 N. Easton Road, a residential setback reduction on Amberton Way and a deck and shed within 50 feet of a wetland edge on Green Ridge Road.

Car wash would replace gas station and Dunkin'

The largest application comes from Flagship Pennsylvania Propco LLC, which wants to build a 6,935-square-foot car wash at the current gas station and Dunkin' site near Routes 202 and 313. Flagship, a subsidiary of Spotless Brands, is represented by Julie Von Spreckelsen of Eastburn & Gray P.C.

The company needs two variances. The first would allow 10 parking spaces instead of the 50 required by the zoning ordinance. The second would permit removing non-grass vegetation outside the minimum 75-by-75-foot building envelope.

The application was originally scheduled for a June 15 hearing but was continued at the applicant's request. Flagship first submitted its proposal and sketch April 8, according to the Bucks County Herald. The need for parking and tree-clearing variances slowed progress.

Buckingham Township supervisors reviewed the proposal at their July 21 work session and raised concerns about vehicle stacking and added traffic on Route 313. Project engineer Guy DiMartino argued at that session that the car wash's self-contained loop design would "generate less traffic" than the current layout, the Herald reported.

Plans call for the car wash to operate 8 a.m. to 8 p.m. seven days a week, with digital sales screens and an entrance on Old Easton Road, Central Bucks News reported. An old stone building on the property would be restored and incorporated as a monument.

Residential and wetland-edge requests

Joseph Battinieri is seeking a variance at 3781 Amberton Way to allow 26.3% impervious surface coverage where 25% is permitted. The application also requests a side-yard setback along Daystar Avenue of 16 feet, 9½ inches instead of the required 25 feet.

Christopher and Valerie Salvatico want to build a deck and a shed within 50 feet of a wetland edge at 3641 Green Ridge Road. Their application also requests impervious coverage of 46.1% where 40% is the maximum.
