Bucks County home sales ticked up in August while prices held flat, a combination the county's Realtors association called a sign of market stability.
The Bucks County Association of Realtors (BCAR) reported that 662 homes sold countywide in August, a 2.3 percent increase over August 2025. The median sold price held at $530,000, unchanged from a year earlier. BCAR draws its figures from Bright MLS.
The data covers all of Bucks County, including the Doylestown and Buckingham areas.
That flat median price marks a shift from July, when the figure hit $546,665, a 6.1 percent jump over the same month in 2025, according to BCAR's July report.
Inventory is the number to watch for local buyers. At the end of August, 981 active listings sat on the market countywide, with 568 new listings added during the month. In July, the active-listing count was 1,048 after a 13.1 percent surge from June.
Buyer activity also shifted between the two months. In July, 623 homes went under contract, down 16.3 percent from June. August's 662 closed sales suggest the pace picked back up, though the two figures measure different stages of a transaction.
Sellers waited an average of 20 days for a sale in August, down from 21 days a year earlier and from 22 days in July. For context, the five-year July average is 18 days on market, according to BCAR.
"Buyers are seeing more homes available to consider, while steady prices continue to reflect the strength of the Bucks County housing market," Christy Manetta, BCAR's 2026 president, said in the association's August report.
Manetta added that more choices give consumers additional time and flexibility when making what she called one of their biggest financial decisions.
