Doylestown Township could move a step closer to regulating data centers when supervisors review an updated draft zoning ordinance Tuesday, Sept. 15.

The data center item is one of more than a dozen action items on the township's posted agenda for the 7 p.m. meeting at the Community Meeting Room, 425 Wells Road. The board will also consider two preliminary land development applications, a polling-place relocation and several contract awards.

Supervisors unanimously authorized advertisement of the draft ordinance in August. Under that proposal, standalone data centers would be allowed only as conditional uses in the light-industrial district, with a minimum 100-foot setback that doubles to 200 feet next to residential property. Applicants would need to submit a preconstruction noise and vibration study, and the township could hire its own specialist at the applicant's expense.

No developer has sought to build one. Supervisors Chair Jennifer Herring described the effort as preemptive when the board voted to advertise the ordinance Aug. 24.

"This is all preventative and to get ahead of it … What we need to do is put parameters around the use," Herring said at the August meeting, as Central Bucks Now reported.

Township officials have said the ordinance could come up for adoption in October if the review process stays on schedule. Several other Bucks County municipalities, including New Britain Township and Northampton Township, have been developing their own data center regulations in 2026.

The board will also consider preliminary land development approval for the Eisold Tract at 1595 Pebble Hill Road and a separate application at 925 Sandy Ridge Road. Details on the scope of either project were not included in the agenda.

Voters in District 5 should note a polling-place change. The district's location will move from the Central Bucks Senior Center to the Doylestown Township Community Recreation Center at 425 Wells Road, effective Nov. 3.

Other action items include award recommendations for police department flooring, sprinkler system repairs at the Public Works fleet building, 2026 road and trail paving, and fall-winter tree pruning and removal. The board will also hear a presentation on the township's annual audit from Tim Mirra of Zelenkofske Axelrod LLC and consider a proclamation marking the 25th anniversary of the Doylestown Area Regional Transit system.

DART plans a public celebration Wednesday, Sept. 16, from 11:30 a.m. to 1:30 p.m. at The Shops at Valley Square in Warrington Township, according to Central Bucks Now. The event will also mark the grand opening of the DART East-Warminster line.

The supervisors announced a budget work session for Tuesday, Oct. 6, at 5 p.m. The next regular board meeting is Tuesday, Oct. 20, at 7 p.m.
